The Planning and Zoning Department provides efficient services to the public through plans processing and inspection.
- Assist home and business owners in complying with the Code.
- Protect and improve property values by maintaining the aesthetic quality of the City’s commercial and residential neighborhoods.
- Maintain development records and plans; prepare reports and plans for the City Council and other governmental agencies.
- Interpret regulations for staff and landowners and issue recommendations on request for development petitions.
The City’s Comprehensive Plan was adopted on May 1, 2007. The Land Development Regulations (LDRs), contain procedures, regulations and standards for all development and use of land in the City. The LDRs serve as the primary tool used to implement the goals and objectives of the City’s Comprehensive Plan.
The Planning and Zoning Department is located next to City Hall at 10001 NW 87 Avenue in Hialeah Gardens. Office hours are from 8:30 AM - 5:00 PM, Monday through Friday. All zoning applications and pertinent information regarding the application process are available for pickup or may be downloaded from the City's website.
